Key terms for residential tenancy
Rent should be paid at the agreed amount and on time.
It is the responsibility of the tenant to pay electric and heating
Tenants should use the kitchen and bathrooms with care and not cause damage to the property due to flooding.
Tenants should maintain any outside areas and not cause obstruction to neighbours.
Anti social behaviour will not be tolerated. This include noise disruption to neighbours.
No smoking inside the property.
Redecoration will be allowed when pre-agreed with the landlord.
Floor coverings will not be replaced by the landlord during the tenancy. The tenant may wish to change the flooring however it must stay at the end of the tenancy
Pets may be allowed if pre-agreed with landlord. However any damage to the property caused by a pet will be paid for by the tenant.
Tenant will permit the landlord (with reasonable notice) to enter the property to inspect the condition of the building and fixtures within.
Landlords insurance will cover the building however tenants must cover their own possessions.
